Why Your Yard Might Be Sinking and What to do About It

Written on:

Have you ever seen your soil slowly sink into a hole? It may seem like a mystery, but it’s a warning sign you should not ignore. In Middle Tennessee—especially areas like Franklin, Brentwood, and Spring Hill—our mix of clay soil, limestone rock, and heavy rainfall creates the perfect storm for yard sinkholes and soil collapse.

Recently, we were called to a property where a backyard had started to cave in. What looked like a small depression turned out to be a massive underground stump that had rotted away, leaving a large, unstable hole just beneath the surface.

Watch the repair in action:

Common Causes of Soil Collapse or Backyard Sinkholes:

1. Bad Compaction – If the soil wasn’t compacted properly during construction or landscaping, it can settle unevenly.

2. Improper Backfill – Organic debris or loose fill dirt will eventually decompose or shift.

3. Natural Sinkholes – While true Natural Sinkholes are common in Tennessee, most homeowners are likely dealing with one of the two above.

Our Fix: Solid Ground That Lasts

To safely fill and stabilize the yard, we followed a proven process:

1. Excavated the soft, unstable soil and removed the rotted stump material

2. Dug down to the dense clay layer for a stable foundation

Installed filter fabric and angular rock to support the new fill

Backfilled and compacted the area to prevent future settling

The result? A safe, level yard where grass can grow again—and the homeowner no longer has to worry about a hidden hazard.

Do Not Ignore Soft Spots or Sinking Soil
