The Tennessee Reality

Why Tennessee Yards End Up Uneven

Middle Tennessee land doesn't sit flat. Rolling hills, clay subsoil, and decades of settling mean a yard that looked fine when the house was built can end up sloped wrong, full of low spots, or sliding toward the foundation. Builders working under deadline don't always finish-grade properly — they get dirt close to right and move on.

The result is the stuff we hear about every week: backyards too uneven to mow, water collecting where it shouldn't, washouts after every storm, and lots that aren't ready to build on without serious dirt work first.

The fix is grading — done right, with the slope and drainage planned together. Here's what we do.

What We Build

Grading & Dirt Work We Handle

Four core types of grading work that cover almost every job we get called for in Middle Tennessee.

Yard Leveling & Backyard Grading

Whether you're tired of mowing over a moonscape, trying to install a patio, or just want a flat space the kids can play on, we level it. We bring in fill dirt where it's needed, cut the high spots, and finish-grade so water runs away from the house.

Most residential yard grading takes 1 to 3 days and leaves you with a clean, plantable surface ready for sod or seed.

Build Pad & Site Prep

Putting up a new home, shop, garage, barn, or pool deck? We handle the dirt work that has to happen before any of it goes vertical: clearing, rough grading, building the pad to spec elevation, compacting, and laying the gravel base.

We work directly with your builder or GC to hit the numbers on the plans — no surprises when the foundation crew shows up.

Driveway Grading & Gravel Driveways

A driveway only works if the base is right. We grade new driveways, fix washboarded or potholed ones, and install gravel driveways from the ground up — proper crown so water sheds, proper compaction so it doesn't fail.

For long rural drives, we handle the whole thing: clearing, grading, gravel, and edge drainage.

Slope Repair & Erosion Control

If you've got a hillside losing dirt every storm, a yard that drops off sharply, or a slope that's starting to slide, you need more than seed and hope. We rebuild slopes, install retaining walls (railroad tie or block), and shape the land so water flows around — not through — the problem area.

We've stabilized everything from small backyard slopes to long road-edge banks across Williamson County.

Not sure which one your property needs? That's what site visits are for.

Real Job, Real Fix

Mike's Backyard Grading Project

Mike's backyard wasn't usable. Uneven ground, drains in the wrong places, and a layout that needed reshaping if anything was going to grow back there. He called us to grade and level the yard, and to move some existing drain lines while we were in there.

We took down the high spots, smoothed out the low ones, and re-routed the drains so water would actually leave the yard instead of pooling. Once the dirt work was done, the backyard was finally a usable, plantable space.

★★★★★

"We had Troy and his crew do some grading and leveling work in our back yard. They also moved some drains. They did a great job and Troy was a pleasure to work with… overall we are very pleased with the work and would recommend Troy to anyone and use them in the future."

Good Questions

Common Questions About Grading in Tennessee

How much does yard grading cost in Middle Tennessee?
Most residential yard grading jobs in Middle Tennessee range from $1,500 to $8,000 depending on the size of the area and how much dirt has to be moved. Smaller leveling jobs come in at the lower end. Full-yard regrading and larger lots run higher. We can usually give you a number after walking the property — we don't charge for that.
How long does a grading job take?
Most residential yard grading takes 1 to 3 days. Build pads, driveways, and bigger sites can take a week or more depending on what we're doing — clearing, hauling, compacting, finish grading. We'll give you a timeline up front.
What's the difference between grading and landscaping?
Grading is the dirt work — moving and shaping soil to get the right elevations and slopes so water runs the right direction. Landscaping is what comes after — sod, seed, plants, mulch. We do the grading; some clients have us coordinate with a sod installer for the finish, others handle that themselves.
Do I need a permit to grade my yard?
For most residential grading in Williamson County, you don't need a permit unless you're disturbing more than an acre, working in a drainage easement, or building a structure. We know the local rules and will tell you if a permit is needed before we start.
Will you grade for a build pad or new construction?
Yes. We do site prep, build pad grading, compaction, and gravel base for new homes, garages, sheds, barns, pool decks, and driveways. We'll work directly with your builder or general contractor to hit the elevations on the plans.
