The Tennessee Reality

Here's the Thing About TN Clay and Heavy Rain

Middle Tennessee has two things working against your yard: sticky red clay that holds water instead of draining it, and spring rains that dump inches of water in hours. When those two things meet a yard that wasn't graded right, you get standing water, soggy grass, and — worst case — water pushing against your foundation.

Most drainage problems we see in Franklin, Spring Hill, and Brentwood come from one of three causes: the yard slopes toward the house instead of away from it, the downspouts dump water right next to the foundation, or the soil is so compacted it has nowhere to go. Sometimes it's all three.

The good news: every one of those problems has a fix. Let's walk through what we do.

What We Install

Drainage Solutions Across Middle Tennessee

Four core fixes that handle 95% of the drainage problems we see on Tennessee properties.

French Drain Installation

A French drain is a gravel-filled trench with a perforated pipe buried inside it. Water flows down through the gravel, into the pipe, and gets carried away from your house or yard. It's the right call when water is pooling in a specific area or pushing against a wall.

We size the pipe and trench depth based on your yard's slope and how much water we're moving — not a one-size-fits-all approach.

Downspout Extensions & Drain Lines

Your gutters collect thousands of gallons of water every year. If your downspouts just dump that water at the base of your house, you've got a foundation problem waiting to happen.

We run solid pipe underground from your downspouts to a pop-up emitter in your yard — so that water gets moved away from the house before it causes damage.

Yard Grading & Resloping

Sometimes the drain isn't the problem — the ground is. If your yard slopes toward your house, water will always find its way back to your foundation no matter how many drains you install.

We regrade low spots, build swales, and reshape yards so water flows where it's supposed to: away from your house and toward the street or a drainage outlet.

Culvert Installation & Replacement

If you've got a driveway crossing a drainage ditch, or water sheeting across your property from the road, a properly sized culvert is the fix. We install everything from 12-inch residential culverts to 36-inch heavy-duty corrugated pipe.

Older culverts crush, clog, and fail. We replace them before the road washes out.

Real Job, Real Fix

Jacqueline's Franklin Property

Jacqueline reached out to us after water from the road started overflowing onto her property and getting under her house. She's on the lower side of her street, which means every time it rains hard, she gets everyone else's runoff.

We came out, looked at the slope, and installed a French drain system along the property edge to intercept that water before it reached the house. The drain catches it, carries it, and discharges it safely away from the foundation.

A month after the install, we came back out to make sure the system was holding up and that nothing was getting under the house. Everything was dry.

★★★★★

"Troy and his capable, sweet team fitted French drains in the front yard to stop severe water ingress. They've just come to check everything a month after and confirmed all good under the house. Happy to refer them anytime!"

Good Questions

Common Questions About Drainage in Tennessee

How much does a French drain cost in Middle Tennessee?
Most residential French drain jobs in Middle Tennessee range from $3,000 to $15,000 depending on how much pipe we're running and how far the water needs to travel. Small targeted systems for a single problem area tend to come in at the lower end. Larger systems that wrap a house or move water a long distance run higher. The best way to get an accurate number is to let us walk the property.
How do I know if I need a French drain or just regrading?
If water is collecting in a low spot and just sitting there, a French drain is usually the answer. If water is consistently flowing toward your house from multiple directions, regrading first might be more effective. Often it's both — we regrade to direct flow, then install a drain to collect and discharge it. We'll tell you what we think after we see the yard.
Can you install drainage without tearing up my entire yard?
In most cases, yes. We use a mini excavator or trencher to keep the footprint tight. We haul off the spoil dirt and do our best to leave the yard in good shape. Some lawn repair near the trench line is normal, but we're not trenching up the whole property.
How long does a drainage job take?
A typical residential French drain or downspout system takes 1 to 3 days depending on complexity. Larger systems or jobs that require significant regrading can take longer. We'll give you a timeline before we start.
Do you serve areas outside of Franklin and Brentwood?
Yes — we cover all of Williamson County and beyond, including Spring Hill, Thompson's Station, Nolensville, Nashville, Columbia, and College Grove. If you're unsure, just ask.
